    Gabriel Rodriguez has big plans for the former Dudley Haas beer building at Third Street and Mary Avenue.

    He and his family bought the place a few years ago and hoped to do something with it someday. Someday has arrived.

    Plans to redevelop the 26,000-square-foot structure into office/retail/restaurant space have been filed at the Associated General Contractor’s office at 4500 W. Waco Drive.

    Rodriguez estimates he will spend $1.5 million on the building.

    “But that’s a preliminary figure, and you know how those are,” Rodriguez said. “It will depend on the bids, the availability of contractors, a lot of factors.”

    He has hired Sterling Thompson Architects to design a layout for what will become a two-story building. Office space will dominate the top floor, while the bottom floor could have a mixture of office, retail and restaurant space.

    Rodriguez knows about making a project work. He is part of the family that owns the popular Ninfa’s restaurant in River Square Center. He also opened a steakhouse on Hewitt Drive called 135 Prime.
